Denholtz Secures $50M Refinancing Loan for Mixed-Use Portfolio in Concord, N.C.

December 1, 2025

Denholtz, a leading privately held investment management firm, and Lansing Melbourne Group (LMG), a boutique developer specializing in public-private partnerships, announce the closing of a $50M loan refinancing for NOVI at Concord, a collection of three interconnected, lifestyle-branded mixed-use communities located in downtown Concord, N.C. An entity managed by Argentic Investment Management LLC (“Argentic”) provided the financing.

NOVI at Concord, comprising NOVI Rise, NOVI Lofts, and NOVI Flats, includes over 300 luxury studio, one- and two-bedroom apartments and more than 10,000 square feet of retail space. The NOVI buildings are the first mid-rise developments of their kind in downtown Concord, a key component of the ongoing multi-million-dollar revitalization spearheaded by the Concord City Commissioners and the Cabarrus Economic Development Corporation.

“We’re excited to secure this refinancing alongside our partners at LMG, which reinforces both the strength of NOVI at Concord and the continued momentum of downtown Concord’s revitalization,” said Jennifer McCool, Executive Vice President, Head of Capital Markets at Denholtz. “This financing enables us to advance our business plan, support the portfolio’s lease-up, and position the communities for long-term stability and value creation.”

Warren Loy, Senior Vice President, Head of Asset Management at Denholtz, added, “Our NOVI communities have quickly become a cornerstone of Concord’s transformation, offering residents modern, high-quality living in the heart of a vibrant downtown. This refinancing will allow us to continue enhancing performance across the portfolio, drive sustained occupancy, and ensure NOVI Rise, NOVI Flats, and NOVI Lofts remain premier destinations within the market.”

NOVI at Concord was recently named a finalist in the Charlotte Business Journal’s 2025 Commercial Real Estate Heavy Hitters Awards under the Top Mixed-Use Development category. Concord is also widely recognized as one of North Carolina’s most dynamic, up-and-coming cities. In 2024, USA Today named Concord the second best place to live in North Carolina and in 2025, HGTV included Concord on its 40 Most Charming Small Downtowns in America list.
