Denholtz Properties Embarks on Redevelopment of District A at Fort Monmouth


The Fort Monmouth Economic Revitalization Authority (FMERA) has announced that Denholtz Properties, under its subsidiary OPort Partners, LLC, has acquired District A in the Oceanport section of Fort Monmouth. This 26-acre site includes the historic Commissary, PX, Post Office Area, Warehouse District, and an adjacent parking lot. Plans for the site aim to establish a vibrant mix of commercial uses, emphasizing flexible office, technology space, and innovative food and beverage concepts centered around the Commissary.


Denholtz Properties’ redevelopment strategy will transform the nearly 53,000-square-foot Commissary building into a mixed-use food production hub featuring eateries and production spaces. The first construction phase, focusing on the Commissary renovation, is expected to begin in early 2021 and be completed within 12 months.


Further, Denholtz plans to demolish existing structures in the Warehouse District, Post Office Area, and PX to make way for approximately 215,000 square feet of new commercial office, research, and light fabrication space across six new buildings. This addition targets medical, makerspace, and technology tenants, aiming to cultivate a diverse business ecosystem in line with Fort Monmouth’s revitalization goals.

The combined developments at District A and the Warehouse District will total approximately 269,234 square feet, with an investment exceeding $60 million. This redevelopment is expected to generate 750 new jobs and further supports FMERA’s objective of building a technology and commercial cluster within the Fort.
