Denholtz Properties Acquires 289-Unit Luxury Multifamily Community in Charlotte, N.C. Metropolitan Area

16 November 2021

Denholtz Properties has acquired Vida Apartments, a premier 289-unit luxury multifamily community in the vibrant downtown area of Kannapolis, N.C.

Built in 2021, Vida Apartments offers an array of studio, one, two, and three-bedroom units featuring high-end finishes such as quartz countertops, stainless steel appliances, nine-foot ceilings, and in-unit washer and dryers. Residents also enjoy top-tier amenities, including a saltwater pool, indoor and outdoor fitness studios, an outdoor gaming lawn, and a bark park. Select units provide panoramic views of downtown and Atrium Health Ballpark, a nearby $52-million venue that is home to the Kannapolis Cannon Ballers, a Chicago White Sox affiliate.

Vida Apartments boasts a strategic location with convenient access to retail, entertainment, and dining options, as well as proximity to the North Carolina Research Campus, a cutting-edge 350-acre life sciences research center. Adjacent to the Kannapolis Train Station and with quick access to Interstate 85, the property connects residents seamlessly to the Charlotte metro area—one of the nation’s fastest-growing regions with a booming job market and tech sector.

“The Charlotte market’s favorable business conditions, steady population growth, and quality of life align perfectly with our investment strategy,” said Stephen Cassidy, President of Denholtz Properties. “This acquisition allows us to capitalize on the region’s growth, providing significant value-creation potential for our investors.”

The Vida Apartments acquisition represents Denholtz Properties’ second North Carolina investment in 2021, following the September purchase of Interstate Commerce Park, a five-building industrial park in Greensboro.

JP Josephson, Director of Acquisitions at Denholtz Properties, noted, “With strong population and job growth, the Southeast presents a tremendous opportunity. We are excited to expand our portfolio in markets like Charlotte and Greensboro, leveraging our expertise to drive sustained value.”
