
Denholtz Properties Acquires 26,000-Square-Foot Industrial Building in Bridgewater, N.J.

Denholtz Properties has acquired a fully leased, 26,000-square-foot industrial property at 6W Chimney Rock Road in Bridgewater, N.J. Currently leased to UPS as a truck maintenance facility and customer care center, the addition of this asset reinforces Denholtz’s growing presence in the Bridgewater Business Park.
This acquisition increases Denholtz’s holdings within the park to 12 buildings, totaling 290,163 square feet across properties located at 6W-10W Chimney Rock Road and 24E-30E Kearney Street. The transaction was financed by Provident Bank as part of an overarching refinancing of the Denholtz Properties Bridgewater portfolio.
The Bridgewater Business Park benefits from exceptional highway accessibility to Interstate 78 and the Garden State Parkway and is conveniently situated along Route 22, a prominent New Jersey retail corridor. Its close proximity to Chimney Rock Crossing—a 218,000-square-foot retail development anchored by Whole Foods—further enhances its value. The park ’s flexibility has made it an attractive destination for tenants across industries, including Zoned Inc., The Airsoft Factory, and Bridgewater Marble.
