
Denholtz Inks 35,000-Square-Foot Lease with Ferguson Enterprises at Clovis Crossing in San Marcos, Texas

San Marcos, Texas (May 30, 2025) – Denholtz, a leading privately held investment management firm, has signed a 35,000-square-foot lease with Ferguson Enterprises at Clovis Crossing, a two-building, 213,125-square-foot industrial property at 1603 Clovis R Barker Road in San Marcos, Texas.
Headquartered in Virginia, Ferguson is the nation’s leading supplier of plumbing, heating, and cooling products, operating more than 1,500 locations nationwide. The new space will support its operations in the Austin and San Antonio regions by offering HVAC and plumbing professionals greater convenience and faster service through a dedicated pickup counter.
Acquired by Denholtz in early 2024, Clovis Crossing comprises two newly constructed Class-A shallow-bay industrial buildings strategically located between Austin and San Antonio. The buildings feature adaptable floorplans, 32-foot clear ceiling heights and a rear-load configuration. In late 2024, Denholtz also signed a 31,760-square-foot lease at Clovis Crossing with OTC Industrial Technologies.

Clovis Crossing is a key piece in Denholtz’s expanding national portfolio of shallow-bay, multi-tenant industrial properties. Earlier in 2025, the firm acquired 20/21 Business Center, a three-building, 98,386-square-foot flex/industrial portfolio in Columbia, South Carolina.
This followed the 2024 addition of the Lehigh Valley Portfolio, comprising 18 buildings and totaling 723,734 square feet across Allentown and Bethlehem, Pennsylvania.
In 2022, Denholtz entered the Savannah, Georgia market with the acquisition of the 358,884-square-foot, three-building Coleman Industrial Portfolio and further expanded in North Carolina with 9201 Forsyth Drive, a 53,811-square-foot property in Charlotte. These moves built on the 2021 purchase of Interstate Commerce Park, a five-building, 218,570-square-foot industrial portfolio in Greensboro.
